Requisition Number 17-2240 Post Date 10/27/2017 Title Maintenance Assistant Posted Salary $12.00 City Rancho Palos Verdes State CA Description Under the direction and training of the Maintenance Lead, the Maintenance Assistant is responsible for providing support and assistance in areas of landscaping, property maintenance, preventive maintenance, troubleshooting and repairs. Will also perform other duties such as room set ups, furniture moving, and other duties at the direction of the Maintenance Lead. ESSENTIAL DUTIES AND RESPONSIBILITIES: • Maintain property and equipment in a clean and orderly fashion. • Follows prescribed safety regulations by conducting daily property and hazard inspections. • Assist in campus wide setups, including but not limited to staging, booths, tables, and chairs. • Schedule and perform general facility maintenance tasks, including but not limited to minor plumbing, painting, electrical, carpentry, and minor HVAC issues. • Assist with landscaping. Including, but are not limited to: planting, weeding, fertilizing, cleaning roadways, trimming trees, cutting lawns and keeping grounds well groomed. • Ensure property is clean and orderly by vacuuming, dusting and wiping surfaces, cleaning public restrooms, sweeping parking areas, sidewalks, cleaning common area patios and grounds, and other areas as directed. • Perform preparation and clean up of apartment units before resident occupancy, including but not limited to washing walls, cleaning floors, minor repairs and painting of apartment units. • Detect and report defective materials or questionable conditions to the department supervisor or manager. • Conduct semi-annual inspections, as well as move-in or move-out inspections. • Respond to property and resident issues in a timely manner and according to the operating procedures. • Maintain control of inventory for supplies and equipment on the most cost-effective basis for both time and materials. • Provide records and reports as required by supervisor in an accurate and timely fashion. • Understand of and adhere to company safety practices • Perform all other duties as assigned by supervisor. Requirements EDUCATION AND WORK EXPERIENCE: • At least two (2) years of experience in the landscaping, building, and property maintenance field. • Experience in plumbing, painting, carpentry, drywall repair, electrical work, and landscaping. • Knowledge of plumbing fixtures, repair and appliance installation. • Knowledge of interior and exterior painting, types and proper application of paint and wall repair. • Possess a teachable spirit and the ability to work without supervision. • Provide valid California Driver license and DMV printout upon employment with no DUI, DWI, arrests or convictions. Participate in the Fleet safety and Pull program.
