SUPERVISOR: Building Manager STATUS: Non-Exempt/Full-Time The Maintenance Specialist is responsible for the day-to-day operations of the Divisional Headquarters Building. This position will assume responsibility for maintaining the physical asset of the property under the direction of the Property Manager. Duties may include a variety of trade areas, including carpentry, painting, plumbing, electrical and mechanical. The ideal individual for this position will have the ability to work with a minimum of supervision. DUTIES: • Responsible for the successful completion of all maintenance service requests within the appropriate time line. • Ability to work within expense limits established. • Meet assigned times lines for regular and ongoing building projects. • Maintain inventory controls of all assigned equipment. • Proactively look for and suggest cost savings initiatives in the department. • Schedule and complete the "Preventative Maintenance Program" under the direction of the Property Manager. • Coordinate special projects as needed and assigned. • Proactive monitoring all work being performed by outside contractors. • Monitor and maintain all building systems as assigned. • Complete grounds inspection and work daily, which may include picking up trash, sweeping curb and dumpster areas and parking garage. • Proactively responsible for alerting the Property Manager of any unusual occurrence and/or damage. • Complete appropriate reports as required. • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. • Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. • Ensure compliance of all work related activities in a fair, ethical, and consistent manner. • Follow all established Salvation Army policies as outlined in the Employee Handbook. • Other duties as assigned by Supervisor. QUALIFICATIONS: • Ability to work independently and with a minimum of supervision. • Proactive and positive attitude, great customer service skills. • The ability to communicate effectively verbally and in writing. • Ability to maintain confidentiality • Ability to maintain good rapport and communication with all DHQ staff members, building tenants and vendors is essential. • Knowledge of Salvation Army practices and organization desirable • Three years’ experience in a similar job. • Certification by an accredited Maintenance Technician training program preferred. • Valid California driver’s license and the ability to successfully complete TSA drivers training program. • Attention to detail and independent problem solving is required. . PHYSICAL REQUIREMENTS: • Ability to sit, walk, stand, bend, squat, climb, kneel and twist on an intermittent or sometimes continuous basis. • Ability to grasp, push, pull objects such as files, file cabinet drawers, and reach overhead • Ability to operate telephone • Ability to lift up to 50 lbs.
