Real Estate Construction Manager 0979 Corporate Office Citi Trends, 104 Coleman Blvd. Savannah, GA 31408 Real Estate Construction Manager SUMMARY: Reports to the Real Estate Director. Direct and coordinate activities concerned with the construction of structures, facilities, and systems\nESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.\n\nPerform site investigation for proposed projects.\nCoordinate HVAC, roof and hazardous materials survey schedules.\nManage general contractors and vendors.\nManage Fitout Fixturing etc.\nManage or monitor the Permitting process.\nManage or monitor construction.\nCoordinate Mazak scheduling and installations.\nCoordinate ADT scheduling installations.\nObtain a certificate of occupancy (or equivalent), lien waivers and other close out documentation.\nRecommend new contractors and vendors to Director, Construction & Store Design for approval.\n\n \nQUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.\n\nAbility to understand contracts, plans, specifications, and regulations.\nAbility to be flexible and work effectively in a fast-paced environment\nAbility to be decisive and work well under pressure, particularly when faced with unexpected occurrences or delays.\nAbility to coordinate several major activities at once while analyzing and resolving specific problems.\nGood oral and written communication skills. Must be able to establish a good working relationship with many different people, including owners, other managers, supervisors, and vendors.\nJob will require travelling to various jobsites.\nMust be available on-call at all times to address delays, bad weather, or emergencies at the jobsite.\n\n \nEDUCATION and/or EXPERIENCE: Bachelor's degree in finance, construction management preferred, or at least 5 years' experience in retail construction management.\nLANGUAGE SKILLS: Ability to read and understand legal documents, and must have great oral and written communication skills. Ability to communicate effectively with vendors and fellow associates.\nMATHEMATICAL SKILLS: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.\nPHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
